All Real Estate appraisals are completed by state licensed appraisers. Each appraiser has been screened to meet REM's strict vendor qualifications and industry standards to insure licensing, insurance, competency and professionalism. The REM family of Field Representatives includes appraisers who are FHA approved, allowing for greater compliance.
These appraisals are completed on an As Is condition basis, with an itemized list of repairs with costs to cure for each item, and the As Repaired Value. Exterior photos of the subject and comparable are also included with this report as well as Interior photos and photos of repairs in excess of $500.
Exterior appraisals can be requested on either the Freddie Mac 704 form or the Fannie Mae 2055. These appraisals are completed on an As Is basis.
Professionally Reviewed by REM Quality Control
All appraisals use the URAR form and are carefully reviewed to ensure that the comparables used are the most recent available. We require that the comparables used have closed within the last six months. In cases where this is not possible, the appraiser will provide an explanation.
Reevaluations are available on ALL Appraisals. When you have a concern regarding a report, its value or have conflicting values you can request the REM QC team to review the report. For any value that may appear questionable, REM will have the original appraiser review the item in question. We require a written reply response explaining his value or provide an updated report or addendum to the original.
